Are your apartments pet-friendly?

Yes! We welcome pets, up to 65 lbs, at our community. There is an upfront $299 non-refundable pet fee, $200 refundable pet deposit, and $45 monthly pet fee. Please contact the leasing office for a specific list of breed restrictions or any additional questions about our pet policy.

How fast is the internet?

We provide high speed wifi to our community – 1G Fiber.

Do you have in-apartment home washers and dryers?

We do! Each apartment home comes with a washer and dryer.

What utilities do I have to pay?

Residents are responsible for utilities, inclusive of gas, electric, water, and trash.

Do I have to pay for parking? How many parking spaces does the apartment come with?

Yes. The monthly parking fee (Parking Garage: $59) includes one covered parking stall per apartment. Additional, uncovered and unreserved parking spaces are available on a first come basis.

How late is the pool open?

The pool is open until 10:00 PM.

Is renter’s insurance required?

Yes. We require liability insurance with coverage of $100,000. However, we offer the option of waiving this requirement for a $10 monthly fee.

What’s the application process like?

Prospects may complete the application online or in the leasing office. An application must be completed by each adult resident, co-signer or guarantor. The application and screening process addresses the following: personal information/verification, criminal history, financial information, references, emergency contacts, rental history, and employment history. The application processing fee is $39.

Are there any income or credit requirements?

To qualify financially for the lease, prospects must earn at least 2.5 times the monthly rent. ICO also checks rental and employment history as well.

How long are your leases?

We offer lease terms of 6 – 12 months. We also offer short term leases (3 – 5 months) for an additional monthly fee.

Can I hang pictures on the wall?

Yes. We recommend using non-damaging hanging options to avoid damage charges at the time of move out.

Can guests use apartment amenities?

We allow 2 guests per apartment to use the amenities. Guests must be accompanied by the resident at all times.

Can I have guests stay with me in my apartment?

Guests staying more than 3 consecutive days or more than 5 days in any calendar quarter would need to be added to the lease.

When do I need to give notice if I plan on moving out?

We require a 60-day written notice.
